Reservation Terms & Conditions

1. Refundable Cancellation Policy

• Check-in: From 15:00 (self check-in via key safe, without host presence)

• Check-out: Until 11:00

• Free cancellation is available up to 5 days before arrival.

• If cancelled within 5 days before arrival, the total reservation cost will be charged as a cancellation fee.

• No-show: In case of no arrival without cancellation, the total reservation cost will be charged.

• To cancel: Use the cancellation link provided in your confirmation email.

2. Non-Refundable Cancellation Policy

• Check-in: From 15:00 (self check-in via key safe, without host presence)

• Check-out: Until 11:00

• All cancellations made after booking are non-refundable.

• No-show: The full amount of the reservation will be charged.

• To cancel: Use the cancellation link provided in your confirmation email.

3. General Booking Conditions

• Check-in: From 15:00 (self check-in via key safe)

• Check-out: Until 11:00

• Prepayment: Full payment is required at the time of booking via credit, debit, or prepaid card.

Taxes & Fees

• VAT: 13%

• City Tax: 0.5% per night

• Residence Tax:

  • €0.50/night (November–February)

  • €2.00/night (March–October)

Taxes are applied according to Greek tax law (Art. 39A, Law 4172/2013; POL.1069/2015; POL.1112/2017).

House Rules

• Smoking: Not permitted in any indoor or shared spaces.

• Events: Parties and events are strictly prohibited.

• Guest Limit: Only the number of guests listed in the booking confirmation may stay.

• Cleaning Service: For stays shorter than 3 nights, cleaning and linen changes are not provided.

Quiet Hours

• April 1 – September 30:
  15:00–17:30 & 23:00–07:00

• October 1 – March 31:
  15:30–17:30 & 22:00–07:30

Invoice Requests

If you require a company invoice, please include the following in your booking notes:

• VAT number

• Company name

• Tax Office

• Profession

• Full address

• Phone number

An invoice will be issued with the provided details on the day of departure.
